At TAG we consider our clients needs paramount in everything that we do, we know that there is no such thing as a 'standard' vendor and your motivations for selling will be at the forefront of whatever strategy we put in place to achieve the desired outcome.

There are a number of ways in which a sale can be agreed, all of which we have been involved in at one time or another and those experiences can be harnessed for the benefit of our clients. It might be in the traditional way by private treaty or it could be by part exchange, property swap, informal tender, auction or open house. All potential solutions to achieving our clients end goal will be considered and, where applicable, actioned in the pursuit of success.

The first step is to arrange an initial marketing valuation with one of our experienced team, this appointment is free of charge and without obligation. The consultation will involve a careful inspection of your property and a general discussion as to how it would fit in the context of competing property already for sale and those recently sold , whether there are any time constraints and consideration given to buyer demand at the particular time. When we have a full understanding of your unique requirements we can put together a marketing proposal for your property.

TPO complaints procedure

Marketing begins with preparation of our sales brochure. These are available in a number of formats but will constitute a selection of carefully taken photographs both inside and outside, Cinematic Property Videos, 360° Virtual Tours, a floorplan, location map, energy performance certificate and wording to compliment the properties main attributes. You have complete editorial control in this process and should you wish for specific images or wording we will adhere to those wishes provided that they are compliant with The Estate Agents Act 1979 and the Property Misdescriptions Act 1999 replaced in 2014 by the Consumer Protection from Unfair Trading Regulations (CPRs). Your property will be displayed in the window of both The Ancient Grudge and Walton Cardiff and we publish the details on the main property portals as well as our own As we are a well established local company, we have a constantly evolving database of hundreds of registered applicants currently looking for property in this area, so as well as the 'pull' factor of targeted advertising we also have the 'push' factor as we email, post, telephone and text message your property proactively across this valuable group of active buyers.

When it comes to viewings our preference is always to accompany, we get better feedback that way and taking that responsibility for our vendors is part of our service. All offers are communicated to you verbally and in writing with a full disclosure of the applicants ability or otherwise to proceed. Once a sale is agreed you are kept fully informed as the transaction moves through the various milestones. We employ a dedicated sales coordinator whose role it is to liaise with all participants in a chain which will often involve participants in different parts of the country, other estate agents, different firms of solicitors, the monitoring of mortgage applications, surveys, pre contract enquiries and generally working on the premise that in a chain everybody moves at the speed of the slowest link and if a problem develops causing a stalled or broken link, all links are impacted. We work hard to keep you informed, we can't guarantee that any transaction will be entirely problem free, but we can undertake to make sure that you stay in the know and offer the benefit of our experience in navigating hurdles should they arise.
